An Exciting Southgate Project

Sarasota is a city renowned for its stunning beaches, cultural attractions, and vibrant community. But for one lucky homeowner, their Sarasota experience is about to get even better. We are working on an exciting project on a Southgate home- adding a second story to a one-story home, complete with brand new bedroom and bathroom. But that’s not all; we’ll also be upgrading the kitchen, living room, and garage, creating a stunning new structure that seamlessly blends contemporary style with classic Florida charm. Here’s what to expect from this home’s transformation and a look at the latest design trends and techniques we’ll be using to achieve a stunning result.

Entering this Southgate home before any construction work begins, wood-look designs and finishes cover the walls and built-ins as seen in the picture below. A wall blocks off the kitchen, cornering the kitchen into a tight space with a corridor leading off to a bedroom and den.

We’re going to be completely redesigning this ground floor. The wall dividing the living room and kitchen will be coming out in favor of the popular open floor plan. This will open up the kitchen, allowing for more space and ease to move about.

The Kitchen

The new kitchen space will consist of Medallion Gold Series cabinetry with a natural maple veneer interior finish. The upper cabinets will have an off-white finish called Magnolia, while the lower cabinets will have a sort of teal-colored finish called Lakeshore. The cabinets will be accented with metal knobs and pulls.

The countertop will be a natural stone quartz called Pompeii Rock Salt and will have finished eased edges and an exposed bottom. The sink will be a farmhouse double basin sink with a deck-mounted faucet. The backsplash will be a glossy solid white ceramic tile from Daltile. Overall, this kitchen space in this Southgate home will have a modern and elegant feel with a neutral color palette and high-quality materials. The Living Room

The upgraded living room space on the ground floor will be designed to have a modern and cozy feel to it with a beautiful fireplace as the centerpiece. The fireplace will have the same Rock Salt quartz as in the kitchen for a sleek and durable surface for the mantel. A 28-inch electric fireplace insert will add character and ambiance to the room, while the faux brick detail around the insert border will add a touch of rustic charm. To further enhance the room’s aesthetic, the sheetrock ceiling in the living room will also be removed.

The flooring in this living room will have a luxurious vinyl plank by Trucor called Russet Oak. This flooring has a beautiful wood-like appearance, adding warmth and texture to the room. Overall, this new living room space in this Southgate home will end up being a beautiful and inviting area, perfect for relaxing and entertaining. The Master Suite

The exciting part of this Southgate home upgrade is the second story addition. Right now, the home is one story with an exposed carport taking up half of the building. We completely redesigned this half of the home. The addition of a second floor obviously means there will be the necessary addition of a staircase. The new staircase will take the place of a door currently going out to the carport from the living room. The staircase will take you up to the master bedroom complete with bathroom and laundry room.

The master bath will have the same cabinetry as in the kitchen. The countertops will be a recycled quartz product from Curava called Cloud, which brings the beauty of the open sky indoors to be enjoyed from the comfort of your own personal piece of heaven. A freestanding tub will be the focal point here. This double-ended clawfoot tub rests upon detailed imperial ball and claw feet. The double-ended design allows for comfortable reclining at either end of the tub.

Other features of the master bath will include an elongated two-piece toilet and utilatub floor mount tub in the water closet. The shower floor and wall tile will be a porcelain tile called Amstel Blanco. A beautiful accent waterfall of handcrafted, transparent glass will run down the wall in shades of blue and green called Azuline. The shower design also features a seat for added convenience.

The Garage

The second story above the carport means the carport space will no longer be needed. This space will transform into a more traditional, enclosed garage with two garage doors. See the proposed design below in the Before and After slider.

Getting that Extra Space

Whether you’d like an extra bedroom, home office, music room, craft room, playroom, or some other form of living space, the garage can be an ideal candidate for getting that additional space. Garages are prime areas to turn into more living space. Make sure that such a space has these elements when you convert your garage to ensure the best upgrade.

Flooring

Typically, the existing floor in any garage is a concrete slab and quite a bit lower than the house floor. Converting the garage into living space usually means installing an entirely new floor structure. There are a lot of options for doing this.

One is to construct a wood framed floor that goes with the floor in the main house. Another option is to put in a wood framed or concrete floor that’s a step or two down from the main house.

Garage Doors

When you convert your garage to a livable space, there’s always the problem of what to do with the garage door opening. Because this opening and the garage doors have such a large impact on the entire look of the house, it makes sense to fill the opening with a large-scale element.

For example, try keeping a garage door in the opening while making sure the door is weather-tight. Standard carriage-style garage doors are also good options, as they can be a featured element inside while maintaining the original garage look from the outside. You can also try using large windows or doors to fill in the opening.

Plumbing

Maybe you’d like to convert your garage into a kitchenette or a guest bath? This means plumbing will need to be added. Floor Plans Don’t Need to be Defined

Have you been in your home for a while and want to change things up a bit? Or did you just buy a home and aren’t sure what to do with the space? These sorts of questions come up when designing. It typically has to do with how you define your space. The floor plan typically defines areas to help clarify the space. The tendency is to go with those parameters while designing. However, you don’t necessarily need to follow those definitions.

The Multiple Dining Syndrome

For example, there’s the “multiple dining syndrome.” This is having your dining room next to your island, which in turn is next to your breakfast area, which is then right next to your bar. You end up with four spaces right next to each other that all serve the same purpose of being a landing point for eating. Why do you need so many eating spaces so close together?

What tends to happen when they’re all in such tight proximity is that at least one of the spaces typically becomes a drop zone for a vast array of things like mail, laundry, etc. In essence, it becomes a wasted piece of square footage. Change “Repurpose” to “Redefine”

You heard the term “repurpose” as associated with design, but what we propose is to “redefine.” You have a formal dining space you want to keep. Now, you eat your breakfast mostly at the kitchen island, so what should you do with the breakfast nook? Why not make this a sitting area? These areas are typically right next to a bay window or a view of the outdoors.

In conclusion, just because the space says it should be one way doesn’t mean it has to be only that. Redefine and re-purpose to suit your lifestyle!

Phase Two Underway

Nestled in the middle of Sarasota’s Oyster Bay on almost ¾ acres of land is a home waiting for a makeover. Built in 1957, this home was actually updated in 2012. That update included an open floor plan, a dining and entertaining area with hardwood floors, and opportunity for natural light. Ten years later, the new homeowners decided it was time for another extensive upgrade. This time, the remodel will includ waterfall peninsulas, modern wallpaper, a new exterior color, and an outdoor kitchen beneath a pavilion.

With so much to be done, we split this project into two phases. With this in mind, the second phase focuses on an outdoor kitchen and brand-new pavilion (see Part 1 for a look at the first phase).

The Outdoor Kitchen

This home already had a large, screened-in lanai complete with a wood-burning fireplace and a TV wall that extended the inside into the backyard. The large backyard had a lot of space around a pool as well. This space around the pool will be completely moved around. Along with the reconfiguration of the pool, the extra space will become a pavilion covering an extensive outdoor kitchen and bar.

The outdoor kitchen area will comprise of NatureKast Weatherproof Cabinetry. This will be in a cypress resin finish and will run along the back wall of the closed-in pavilion. Components of the outdoor kitchen additionally include a Twin Eagles 36-inch grill with infrared rotisserie and sear zone, a base cabinet for a Big Green Egg, a trash cabinet, a kegerator with a double tap through the countertop, a beverage cooler, a sink, an ice maker, and an undercounter wine cooler.

> Outdoor Kitchen Trends

The countertop will be a neutral white quartz called Midday that will run up to the bar top. The bar top itself will be a custom wood finish and stain.

The Pavilion

The frame of the Oyster Bay pavilion will run eight feet high up to the bottom of the roof. The back side facing the street will have a full-height solid wall that will have siding and paint that matches the house. Recessed lights will run along the faux wood beams beneath the roof, along with an outdoor ceiling fan mounted on a beam running down the middle.

White-washed tongue and groove ceiling treatment will run in between the beams and the back wall for a cohesive look. Finally, a TV will sit on the back wall. Lastly for this Oyster Bay project, we’ll wrap the columns with the same materials as the house.

In the end, everything will match. The pavilion will just be extension of the home. Anyone driving past will think both structures were built at the same time.

A 60-Year-Old Retreat

It was originally built as an artist’s retreat back in 1960. Today, this home in Siesta Key’s Boyd Park is not just a retreat, but just that, a home. But this 1,600-square foot home is just not spacious enough for this family. It’s time to redesign for a more comfortable and modern home, and the homeowners didn’t just an interior redesign. They came to us with an idea to absorb their outside carport into the home’s interior.

Carport to Kitchen

We’re going to start with the bright yellow front door in the empty carport. This will all be changing. We’re going to frame in the entire carport so that it’s part of the interior. This new space will become the kitchen and the laundry room.

Cabico cabinets will line the new space in a deep blue finish called Maritime Nights. Quartz countertops with sporadic back veining called White Lightning will reflect the new windows. Solid white porcelain tiles called Alaska will make up the floor. Some features in the kitchen will include a kitchen island with waterfall sides, an ice maker at the end of the island, a double trash pullout, and undercabinet lighting throughout.

Carport to Laundry Room

As mentioned above, part of the carport space will become the new laundry room for this new modern home. The same blue cabinets and white tops from the kitchen will be going in here for a cohesive look. There will also be a refrigerator in here. We’ll be putting in a new pocket door to keep this space and the kitchen separate.

Kitchen to Bathroom

So, if the carport is becoming the new kitchen, what will happen to the old kitchen? The original kitchen is in the front of the home. This will obviously be demoed completely since the kitchen is moving to another area. In its place will be a new guest bath, fit for a modern home.

The white Alaska porcelain tiles will return here on the walls, floor, and shower. The shower will also have a fixed glass partition instead of a moving door.

The New Exterior

Because the front exterior will be changing so much, there will need to be some redesigns here too. The front door (which will no longer be bright yellow) will be moved so that it’s hidden from the street. A new angled wall done in a brick-look tile at the entry will pile up to the roof.

The existing carriage lights will remain, just moved since the front door moved. The existing roof will remain as well, and of course will be extended and built out over the newly constructed kitchen and laundry room for a modern home.

Prestige in Prestancia

Prestige awaits this home in Sarasota’s Prestancia. This almost 2,500-square foot home is undergoing a full home remodel from the kitchen to the master suite to the den and more.

Firstly, we designed a much more luxurious home for these homeowners; no more closed off kitchen, green cabinet system in the den, rosy pink laundry room, or outdated master bath. With the removal of walls, addition of new custom cabinets, and installation of new luxury vinyl flooring, this home will surely brighten up the entire neighborhood.

 

The Bigger the Kitchen the Better

Right now, the kitchen sits in an awkward space in the middle of the floor plan. Angled walls box in the kitchen from the rest of the home, keeping the area from utilizing the space it should. Next to the kitchen sits a little too spacious breakfast nook. After the remodel, the kitchen is sliding over into most of this breakfast corner (which isn’t disappearing completely) to make it much larger. Additionally, we’re taking the angled walls currently around it down in favor of the popular open floor plan. The kitchen is going to feel so much cozier after this full home remodel.

Elmwood Custom Cabinetry will be replacing the old pantry, island, and base cabinets. They’ll have an Olive Melamine finish. The countertops will be Pompeii quartz Greylac, as well as a new hearth and bench in the new breakfast area. Also, another new feature is the wine cooler that will be in the new island.

Bath Swap

The master bath will be getting a new drop ceiling and a new shower and toilet location. This whole room is basically getting swapped around. As a result, the new shower is going where the bathtub is, the new water closet is going where the shower is, and one of the new vanities will be going where the water closet is. We’re basically making the master bath larger by getting rid of the bathtub to have more room for vanities and storage.

The cabinets here will have an Austin Grey finish, and the countertops will be Pompeii quartz Diamante. Also, the shower walls will be a dark Sterlina Asphalt polished porcelain tile, the shower floor will be a Sterlina Dove polished porcelain, and the shower floor mosaic and niche will be concrete-look Sterlina Ash.

Additionally, the shower will have a new frameless shower glass enclosure with ClearShield glass protection technology. The new water closet will have a frosted glass door, and the closets will have Colonial Louvre bi-fold doors. The connecting master bedroom will have a new luxury carpet in a creamy color called Lasting Taupe.

Around the House

Right outside the master suite is the laundry room. The bright pink wallpaper is coming down. We’ll be replacing the cabinets with Cabico Cabinetry with a Basal Mat finish and Pompeii quartz Cloud Nine countertops.

The den is getting the contemporary treatment too. What was a corner of green cabinets will become Cabico Unique Series cabinetry with a white melamine interior finish and a Basal Mat finish. The countertop will be Pompeii quartz called Cloud Nine.

We’re also updating a few other features throughout the home as part of this full home remodel. We’ll be removing the old-style popcorn ceiling except in the master bath. As a result, the whole house will be repainted in lighter tones. The homeowner doesn’t want any dark colors at all.

All the flooring (except in the master suite where the carpet is going) will be getting luxury vinyl clock lock flooring. The garage, however, will be getting a flake multicolor epoxy. The lanai will be getting Lucerna Fumo Roc textured rectified tile.

Lastly, we’ll be removing all the windows and the two sliding glass doors to be replaced with white vinyl frame single hung windows and white aluminum sliding glass pocketing doors. Once we’re finished, this home in Prestancia will look brand new from top to bottom.
