]]>Despite its custom built-ins, gorgeous lighting, and antique cabinetry, this Lakewood Ranch Legacy Golf Club home is getting a facelift. The new designs will give the home a golden glow once we complete the remodel. The remodel itself involves the kitchen, the master bath, the pool bath, two small baths, and the office.
This is a gourmet kitchen, specifically designed for the chef. The remodel won’t take that away, but only add. The antique white cabinetry will be upgraded to Elmwood Custom Cabinetry with a similar white finish and Yorktown door style. The center island countertop will consist of a quartz called Polished Britannica Gold by Cambria. This is a white quartz with flowing, multi-hued streams of copper gold, fog, and translucent greige. It helps bring that golden, warm look to the design. The same quartz will make up the full-height backsplash in the kitchen, as well as all the countertops in the bathrooms.
Special touches include a dark wood-looking vinyl floor in a Moset finish from the Vinyl Deluxe Grand Collection going throughout the main living area. Lastly are the ten beams. These are twelve-foot 6×6 faux wood beams going in the kitchen living area, and office as seen in the render below.
The master bath has separate vanities, inlaid tiles, a sunken jacuzzi tub with columns, and a walk-in shower. We will remove all the tiles, the existing tub and tub deck, columns, mirrors, cabinetry, and lighting fixtures. The area with the jacuzzi tub will basically remain the same but just have a different look. New columns are going in around a freestanding tub.

The walk-in shower is getting new curved walls. Quartz will again be everywhere here. Quarzo Kandisky will make up the walls, floor, and shower floor. Minnesota Ash porcelain tiles will make up the shower walls. There will also be a single light shaker with frosted glass for the water closet. In the center of this upgrade will be a rustic three-light round wood globe chandelier as seen in the render below.
The remaining baths in this Legacy Golf Club home are the pool bath and two small baths. In the pool bath, we’ll be reframing the left side of the shower wall from the half wall to the full height to the ceiling. Tiles include Murano Bianco and Murano Notte. The wall will be pool-blue stacked stone. The countertops will consist of the same Brittanica Gold quartz as the kitchen. The two small baths will consist of these same materials.

]]>Sarasota is a city renowned for its stunning beaches, cultural attractions, and vibrant community. But for one lucky homeowner, their Sarasota experience is about to get even better. We are working on an exciting project on a Southgate home- adding a second story to a one-story home, complete with brand new bedroom and bathroom. But that’s not all; we’ll also be upgrading the kitchen, living room, and garage, creating a stunning new structure that seamlessly blends contemporary style with classic Florida charm. Here’s what to expect from this home’s transformation and a look at the latest design trends and techniques we’ll be using to achieve a stunning result.
Entering this Southgate home before any construction work begins, wood-look designs and finishes cover the walls and built-ins as seen in the picture below. A wall blocks off the kitchen, cornering the kitchen into a tight space with a corridor leading off to a bedroom and den.
We’re going to be completely redesigning this ground floor. The wall dividing the living room and kitchen will be coming out in favor of the popular open floor plan. This will open up the kitchen, allowing for more space and ease to move about.
The new kitchen space will consist of Medallion Gold Series cabinetry with a natural maple veneer interior finish. The upper cabinets will have an off-white finish called Magnolia, while the lower cabinets will have a sort of teal-colored finish called Lakeshore. The cabinets will be accented with metal knobs and pulls.
The countertop will be a natural stone quartz called Pompeii Rock Salt and will have finished eased edges and an exposed bottom. The sink will be a farmhouse double basin sink with a deck-mounted faucet. The backsplash will be a glossy solid white ceramic tile from Daltile. Overall, this kitchen space in this Southgate home will have a modern and elegant feel with a neutral color palette and high-quality materials. The upgraded living room space on the ground floor will be designed to have a modern and cozy feel to it with a beautiful fireplace as the centerpiece. The fireplace will have the same Rock Salt quartz as in the kitchen for a sleek and durable surface for the mantel. A 28-inch electric fireplace insert will add character and ambiance to the room, while the faux brick detail around the insert border will add a touch of rustic charm. To further enhance the room’s aesthetic, the sheetrock ceiling in the living room will also be removed.
The flooring in this living room will have a luxurious vinyl plank by Trucor called Russet Oak. This flooring has a beautiful wood-like appearance, adding warmth and texture to the room. Overall, this new living room space in this Southgate home will end up being a beautiful and inviting area, perfect for relaxing and entertaining. The exciting part of this Southgate home upgrade is the second story addition. Right now, the home is one story with an exposed carport taking up half of the building. We completely redesigned this half of the home. The addition of a second floor obviously means there will be the necessary addition of a staircase. The new staircase will take the place of a door currently going out to the carport from the living room. The staircase will take you up to the master bedroom complete with bathroom and laundry room.
The master bath will have the same cabinetry as in the kitchen. The countertops will be a recycled quartz product from Curava called Cloud, which brings the beauty of the open sky indoors to be enjoyed from the comfort of your own personal piece of heaven. A freestanding tub will be the focal point here. This double-ended clawfoot tub rests upon detailed imperial ball and claw feet. The double-ended design allows for comfortable reclining at either end of the tub.
Other features of the master bath will include an elongated two-piece toilet and utilatub floor mount tub in the water closet. The shower floor and wall tile will be a porcelain tile called Amstel Blanco. A beautiful accent waterfall of handcrafted, transparent glass will run down the wall in shades of blue and green called Azuline. The shower design also features a seat for added convenience.
The second story above the carport means the carport space will no longer be needed. This space will transform into a more traditional, enclosed garage with two garage doors. See the proposed design below in the Before and After slider.

]]>Whether you’d like an extra bedroom, home office, music room, craft room, playroom, or some other form of living space, the garage can be an ideal candidate for getting that additional space. Garages are prime areas to turn into more living space. Make sure that such a space has these elements when you convert your garage to ensure the best upgrade.
Typically, the existing floor in any garage is a concrete slab and quite a bit lower than the house floor. Converting the garage into living space usually means installing an entirely new floor structure. There are a lot of options for doing this.
One is to construct a wood framed floor that goes with the floor in the main house. Another option is to put in a wood framed or concrete floor that’s a step or two down from the main house.
When you convert your garage to a livable space, there’s always the problem of what to do with the garage door opening. Because this opening and the garage doors have such a large impact on the entire look of the house, it makes sense to fill the opening with a large-scale element.
For example, try keeping a garage door in the opening while making sure the door is weather-tight. Standard carriage-style garage doors are also good options, as they can be a featured element inside while maintaining the original garage look from the outside. You can also try using large windows or doors to fill in the opening.
Maybe you’d like to convert your garage into a kitchenette or a guest bath? This means plumbing will need to be added. Thinking about ways to easily add plumbing like building up the floor to provide a space for plumbing pipes underneath will help create a seamless new space with the rest of the interior.
Increasing the height of the ceiling is a possibility if the garage is freestanding or doesn’t have a second floor above it. A vaulted ceiling will certainly add to the room’s overall spaciousness and character.
Lastly, don’t forget that the new living area will need to be heated and cooled. Depending on the size of the area and its location, you may not be able to use the existing “central” heating and cooling system. If this is the case, mini split systems can be a good option.

]]>It was originally built as an artist’s retreat in 1960. Today, this home in Siesta Key’s Boyd Park is not just a retreat, but just that, a home. However, a 1,600-square foot home was just not spacious enough for the current homeowners. They knew it was time to redesign for a more modern and comfortable lifestyle, and they didn’t just do an interior redesign. They came to us with a plan for their Siesta Key remodel to absorb their outside carport into the home’s interior.
We’re going to start with the bright yellow front door in the empty carport. All of this changed. We framed in the entire carport so that it became part of the interior.

What was the carport space became the new kitchen and the laundry room. Cabico cabinets line the new space in a deep blue finish called Maritime Nights. Quartz countertops with sporadic black veining called White Lightning sit below the new windows. Solid white porcelain tiles called Alaska make up the floor. Some features in the kitchen include a kitchen island with waterfall sides, an ice maker at the end of the island, a double trash pullout, and undercabinet lighting throughout. As mentioned above, part of the carport space became the new laundry room. The same blue cabinets and white tops from the kitchen went in here for a cohesive look. There is also a refrigerator here. We put in a new pocket door to keep this space and the kitchen separate.
What Happened to the Old Kitchen?
So, if the carport became the new kitchen, what happened to the old kitchen? The original kitchen was in the front of the home. This was obviously demoed completely since the kitchen ended up moving to another area.
In the old kitchen’s place is a new guest bath. The white Alaska porcelain tile return here on the walls, floor, and shower. The shower also has a fixed glass partition instead of a moving door.
Because the front exterior changed so much during this Siesta Key remodel, there were some redesigns out here as well. The front door (no longer bright yellow) moved so that it’s now hidden from the street. A new angled wall done in a brick-look tile at the entry piles up to the roofline.
The existing carriage lights remained, just moved since the front door moved. The existing roof remained as well and was extended and built out over the newly constructed kitchen and laundry room.

]]>Lakewood Ranch homes are always exciting to work in. They reside in a more luxurious part of Sarasota and Bradenton, so it’s thrilling to take these outdated interiors and upgrade them into a luxurious design to match the aura of the area. This home in particular sits in the middle of Lakewood Ranch Golf & Country Club just a few streets down from a home we remodeled that’s a prime example of what an upgrade into modern luxury can look like (and it’s currently featured in Home & Design). The design for this Lakewood Ranch remodel wasn’t quite as extensive, but it still shows you what can happen with the right design-build team. In this 5,590-square foot home built in 2006, we updated the kitchen, master bath, foyer, and laundry room.
This home already had an open floor plan (as seen in the before photo above), but we opened it up even more. For example, when you first walked into the home, you passed two concrete columns that reflected the existing Mediterranean and Spanish style of the home and entered the dining room (we ended up boxing out and enclosing these round columns). Also, the dining room sat in a corner beside a wall that separated you from the kitchen. What we did was remove this wall to not only open the area but enlarge the kitchen as well.
Solid wood cabinets in a triangular kitchen layout became Cabico Custom Cabinetry in an open kitchen layout. The kitchen lowers, hood, coffee bar shelves have a hollow white finish. The kitchen tall cabinets, uppers, and pantry have a walnut grove textured faux wood finish as shown below.

The countertop is quartz with Statuario, a flow of veins across a white snow background. The backsplash is a glossy ceramic tile. The new range remained roughly in the same location.
Now the dining room area was completely reconfigured, especially when it came to the ceiling. With the removal of the wall separating the dining room from the kitchen, that meant we had to create a new ceiling line that would transition between the two spaces. We built a new border wall in the dining room and for the back of the new pantry that ended up being a wall for the new laundry room too. The final touch to the new dining room was the new illuminated drop ceiling feature.
> Why Should You Invest in New Windows?
As we just mentioned, the laundry room was located behind the kitchen. This is a brand-new location for the laundry room, which also serves as the entrance from the garage. To transform this space into the laundry room, we raised the concrete floor, build an alcove for a refrigerator, and added a hanging clothes rod.
The dark blue cabinets here are Medallion Cabinets with a natural woodgrain interior finish. The countertops are a luxurious white marble-look quartz. The really cool feature here are the metal blue and white hexagon mosaic tiles.
The dark blue also carries over into the master bathroom. We removed the solid wood cabinets, tub, glass block shower wall, and massive mirrors in favor of a contemporary design. The change resulted in Cabico cabinets with Greenwich textured faux wood, squaring off the arched ceilings above the vanities, the same luxurious white marble-look quartz as in the laundry room, and a completely revamped shower.

The skinny, dark shower became a new steam shower with his and her showerheads, a new dropped ceiling, a custom shower bench, and three-level niche. The walls and floor are an oversized subway tile colored ecru, which is a sort of grayish yellow like old ivory, and the ceiling and shower bench are beige wood-like porcelain tiles.
Bringing the luxury upgrade together is the new Naturally Aged Wood Flooring that replaced an outdated tile that might have worked back in 2006, but not today. With these upgrades, we completed another successful remodel in Lakewood Ranch.

]]>A Ritz condo surrounded by the best that Sarasota has to offer from boardwalks to marinas to restaurants to Sarasota Bay should have nothing but the best when it comes to its interior. The new Ritz-Carlton Residences in Downtown Sarasota exemplifies luxury living, and each of the 73 condominium residences deserve every chance they can get to show off the luxurious lifestyle they have to offer.
One such condo resides on the eighth floor. With developer-built kitchens and bathrooms, it already had the essentials, but the wow factor wasn’t just yet. The homeowners still had plenty of blank walls that needed an extra touch of grandeur. With the help of a high-end design-build firm like us, we added that wow factor with newly designed fireplace built-ins, closets, textured wallpaper, live edge wood, and 3D tile.
The custom bathroom island is the first touch of luxury we designed and built in this unit. As the homeowner said, it’s “so much better than just empty space.” One of the main reasons homeowners gravitate toward these bathroom islands is to have a focal point for an otherwise empty space.
In this otherwise large master bathroom with an open his and her shower, your eye immediately goes to the island. This island is Elmwood Custom Cabinetry with a Silver Plum High Gloss finish. The island top is crafted with recycled leather.
The same high gloss finish and leather tops continue into the master bedroom, making up what the homeowners like to call their craft wall. The glossy cabinets seem to disappear into the wall from the reflections from the bay outside the window. The Elmwood shelves also reflect the water with their white high gloss finish.
The really magnificent feature in the master bedroom is the drop ceiling. We designed this new drop ceiling, which is fully illuminated and has a diamond-pattern design that flows from the ceiling and down the wall, disappearing behind to where the bed would be. With a coffee bar along the inside wall for easy access to refreshing drinks and snacks, do you really need a reason to leave the bedroom?
Now you might want to step out of the bedroom if not just to relax in front of the fireplace and lounge in the fiery glow. Custom-made entertainment panels and shelves surround this electric fireplace. This system uses revolutionary ultrasonic technology to create the flame and smoke effect. As the mist rises, the light reflects against the water molecules creating a convincing illusion of flames and smoke. The result is an appearance so authentic it could be mistaken for a traditional wood-burning fireplace.
As if melting from the fire, a chocolate-look panel in Creamy Mocha Horz grain backs the TV, while a snaking shelf system painted in High Gloss White floats above. The custom fireplace is surrounded with a silvery Ijan Blue quartzite. Completing the wall are two columns in concrete Venetian plaster.
Ijan Blue quartzite wraps around the Elmwood Custom Cabinetry in the den in this Ritz condo. This floating unit has a Natural Diamond Gloss finish. A quartzite piece also acts as a desk near the window that overlooks Downtown Sarasota.
Sprinkled throughout the unit are walls clad with luxury wallpaper. Run your hands over this textured, handmade wallpaper to feel a jagged, leathery finish. The entire foyer is covered with this textured wallpaper and is even covering a couple of hidden doors. This wallpaper is the ultimate accent piece to make your home really stand out from the ordinary. It helps make everything blend in and sort of melt together.
While we didn’t touch the developer-built bathrooms in this Ritz condo, we did redesign the powder bathroom that’s right off of the main entrance. A small floating cabinet hovers above the ground with again a top of Ijan Blue quartzite. These custom floating cabinets are illuminated by a custom decorative mirror that sits on a wall of 3D marble mosaic tile, or as the homeowner calls it, a wall of “bling-bling.”
Our finishing touch for the best wow factor yet in this Ritz unit is the custom live edge wood. The bedroom at the end of the hall has new live edge wood shelves and countertops, and a beautifully crafted almost 400-pound custom barn door serves as the closet entrance.
A live edge slab is a piece of wood that still has the natural edges of the tree. The width of a trunk determines the width of the live edge slabs. With these live edge wood pieces, this Ritz-Carlton residence is truly displaying its luxurious lifestyle to its fullest potential.

]]>A typical Lakewood Ranch home becomes anything but typical following an extensive full home remodel. From a new open floor plan to a fireplace with a new stone façade, this home becomes the epitome of the contemporary design in the middle of Lakewood Ranch Golf & Country Club.
When we first entered the home before any remodeling began, we noticed there were a lot of enclosed spaces. Some of these enclosed spaces were topped with tray ceilings in different heights throughout the home.
To remedy this, we took down the dividing wall between the kitchen and the foyer. In removing this wall, we could lower the ceiling in the kitchen to match the ceiling height in the foyer to make the ceiling easily flow from room to room at the same height. This made the ceiling look like an original feature of the home rather than just part of the remodel.

The kitchen originally had a high bar with stools and wood cabinetry, a very traditional look. We ended up removing the plant shelves and added soffits and a drop ceiling to define the space. We also removed the high bar and the angled island in favor of a much larger rectangular linear island that’s all one level to modernize the space.

The new cabinets here are Elmwood with a shiny white melamine interior finish and a demure textured faux wood exterior finish. The quartzite countertops and island top complete the transition from traditional to modern, along with the wave white satin sheen backsplash. We built a new bench seat in the dining nook by the window to add another level of comfort.
Before in the kitchen, and in other areas of the home, there were a lot of round archways. We ended up squaring off these archways, as well as the niches in the living room. We removed the niche in the hallway behind the kitchen completely. Squaring off those arches gives the space a much more modern feel.
In the guest bathroom, we removed the plant shelves here too. Plant shelves are just a very dated aspect to a lot of these Lakewood Ranch homes. There was originally also a light bar that was used a lot back in the day to create the light over the vanity area. We removed that and installed a new soffit that’s quite a bit higher to get a little bit more space and feel.
The floor in here is a tile called Onyx Milk Natural. The shower wall tiles are Onyx Silver Polished. The shower floor is a hexagon mosaic of Sahara Noir tiles. The silver niche finishes off the shower.
In the dining space, we didn’t do too much, but we did try to modernize the space and make it part of what we did throughout the rest of the home. We removed the half wall at the entrance and built a custom built-in with a textured back wall and some wine racks in the before underutilized alcove. This little bar area creates some pop and wow factor in the design.

Across from the dining room is a cozy new fireplace. We removed the old fireplace insert, the mantle, the stone veneer, the wood shelving, and the arch framing. After squaring off the shelving niche tops, we filled in the niches around the fireplace to create one flat façade with Silver Travertine split-faced ledgestone. It’s an exciting design that’s the first thing guests who visit see when they enter the home.
The master bath was probably the most noticeable transition in the entire home. The client had several desires for this space. One, they didn’t use the tub very much, and the tub took up about a third of the bathroom. That’s a lot of wasted space right there. We turned the entire tub area into a his and hers steam shower, transforming the alcove for the shower into a freestanding tub alcove with a wall-mounted filler and a back accent wall with all the proper lighting.

The cabinets were replaced with a new Elmwood floating vanity and quartzite countertop. The shower floor has a Sahara Noir pebble mosaic, and the niche is a wave white satin sheen. The shower walls are silver polish, and the floor throughout the space is Onyx Milk tile.
Getting each room to flow seamlessly together is the new non-rectified plank wood tile we installed throughout the main living areas. This home is the perfect example of what can be done when you have the right designer with the right build team. Even a typical Lakewood Ranch home can become unique and truly yours when taken to the next level.
