A 60-Year-Old Retreat

It was originally built as an artist’s retreat back in 1960. Today, this home in Siesta Key’s Boyd Park is not just a retreat, but just that, a home. But this 1,600-square foot home is just not spacious enough for this family. It’s time to redesign for a more comfortable and modern home, and the homeowners didn’t just an interior redesign. They came to us with an idea to absorb their outside carport into the home’s interior.

Carport to Kitchen

We’re going to start with the bright yellow front door in the empty carport. This will all be changing. We’re going to frame in the entire carport so that it’s part of the interior. This new space will become the kitchen and the laundry room.

Cabico cabinets will line the new space in a deep blue finish called Maritime Nights. Quartz countertops with sporadic back veining called White Lightning will reflect the new windows. Solid white porcelain tiles called Alaska will make up the floor. Some features in the kitchen will include a kitchen island with waterfall sides, an ice maker at the end of the island, a double trash pullout, and undercabinet lighting throughout.

Carport to Laundry Room

As mentioned above, part of the carport space will become the new laundry room for this new modern home. The same blue cabinets and white tops from the kitchen will be going in here for a cohesive look. There will also be a refrigerator in here. We’ll be putting in a new pocket door to keep this space and the kitchen separate.

Kitchen to Bathroom

So, if the carport is becoming the new kitchen, what will happen to the old kitchen? The original kitchen is in the front of the home. This will obviously be demoed completely since the kitchen is moving to another area. In its place will be a new guest bath, fit for a modern home.

The white Alaska porcelain tiles will return here on the walls, floor, and shower. The shower will also have a fixed glass partition instead of a moving door.

The New Exterior

Because the front exterior will be changing so much, there will need to be some redesigns here too. The front door (which will no longer be bright yellow) will be moved so that it’s hidden from the street. A new angled wall done in a brick-look tile at the entry will pile up to the roof.

The existing carriage lights will remain, just moved since the front door moved. The existing roof will remain as well, and of course will be extended and built out over the newly constructed kitchen and laundry room for a modern home.

Some Big Changes are Coming to Granada

Office to kitchen. Kitchen to entryway. Breakfast nook to living room. Is anything staying the same? We’re about to begin an exciting full home remodel in Granada in Sarasota’s Oyster Bay that will result in a major change in the home’s layout.

Apart from the impressive repositioning of the entire kitchen, we’re going to be redoing the three bathrooms, tearing walls down everywhere, and moving and adding windows. After painting over a palette of colorful walls throughout the home, anyone who steps foot inside will truly be in a modern home with the latest design trends. The changes are going to be spectacular.

Moving the Front Doors

The first major change we’re going to do is move the positioning of the front door. Right now, the single door is tucked away in a corner of the front exterior. It kind of looks more like a back door, actually. This door is being removed completely. We’re going to fill in the wall here so that it’s just that, a wall, as shown below.

The new double doors will be placed where the kitchen windows currently are. Below these windows is the kitchen sink; the sink will move with the whole kitchen, so the current kitchen will transform into the entryway. The sliding glass doors beside the kitchen windows will be removed and filled in as well to be replaced with new windows. The front of the house will look much more like a welcoming front entrance.

Dinnertime in the Office

So where is the kitchen moving to in this Granada home? That would be into the office. We’re basically sliding the kitchen and breakfast nook over into the current office space. With that, the windows currently over the desk will be filled in to create a wall that will sit above the cooktop as seen in the “after” rendering below.

Custom flat panel MDF (medium-density fiberboard) frameless soft-close cabinets are going in here that have a Nova gloss. The countertop will be quartz Avorio, a combination of various shades of white with a wood grain texture. The tile backsplash will be Sterlina White that looks like marble and feels like concrete.

With the relocation, this specifically means everything in the current kitchen is coming out, including the peninsula island and even the walls that separate the kitchen from the dining room. We’re opening this space so that once you walk into the home from the new entrance, you’ll instantly get a view of the entire Granada home.

Green’s Gotta Go

The master suite is one of the bedroom areas in the split-bedroom layout of this Granada home. The obvious design choice here in the bedroom is the bright green walls- those are definitely getting a new color. The bay windows are getting new windows too, and these will be hurricane-rated. The two windows on the outer wall will be filled in as well. The suite also has two walk-in closets. The larger closet on the far side of the room is staying as seen in the “after” rendering below, but the smaller closet near the entryway is coming down to further open the space.

New custom cabinets will replace the current cabinets in the master bath. The countertop will be quartz Gan Eden, described as soft white clouds mixed with some light gray and blue. We’ll be building a new wall for the toilet closet, a new shower wall, and two niches in the shower, which will have Statuario tile.

A big addition to the master bath will be a new door leading into the laundry room. The laundry room will actually be a little smaller once we’re finished due to the repositioning of one of the walls to accommodate the new kitchen footprint. Custom cabinets are also going into the laundry room, these with a pure white lacquer finish. Quartz Thazos, a simple and chic white, will be the countertops, and we’ll be putting in a new stainless steel laundry sink.

Accommodating the Guests

On the other side of the Granada home are two bedrooms and two smaller bathrooms. In the first guest bath that used to be by the front entrance, we’ll be putting in new custom cabinets with a gray textured melamine. The counter will be a glazed porcelain called Fregio that has the look of rugged, chiseled marble, and a Courtyard Crema Luna porcelain mosaic will make up the shower floor.

The bathtub in the bigger guest bath will change to a shower and will also get some new custom cabinets, but these cabinets will have a textured white finish. Iron Taupe tiles will make up the floor, shower walls, and shower floor.

Even More Changes

We’re going to be moving around a lot of windows. That includes removing the shutters from all of them. Other items we plan to remove altogether include the flooring, ceiling, grass cloth in the main living room from the ceiling, all the interior doors, the bifold doors in the living room, and the tile from around the fireplace and part of the mantel.

We’re also moving the attic door in the laundry room with new attic stairs to be installed. Like we said before, is there anything we’re not changing in this Granada home? We can’t wait to begin the transformation, and we’re excited to show you the process and ultimately the finished product!

Trends in Outdoor Living & Additions

Senior Designer Joe Clark spoke with Sarasota Style Magazine about what home improvement trends we can expect to see this year, especially in the Sarasota area. In Part 2 of 5 of the full interview exclusively on cabexconstruction.com, Joe talks about trends in outdoor living and home additions.

Let’s Talk About the Outdoor Living Space. What Trends are You Seeing There?

 

Outdoor kitchen grillAs far as outdoor kitchens, grilling out is always a fun thing to do. We’re definitely seeing a transition into utilizing those outdoor spaces a lot more. We’re definitely adding outdoor kitchens to these spaces and making them bigger. It’s not just a grill. We’re getting requests for features like grills, sink bases, ice makers, undercounter refrigerators, seating areas, and bar tops. As far as the outdoor grill area, we’re seeing big grills, maybe a 42-inch grill with a big hood. People are really going to town outside.

There’s been a huge resurgence of people requesting pools too. People want a pool area because I think before last year, the trend was to stay in a place for three to five years and then move. I think people have maybe now resorted to saying they like where they’re at and wanting to stay there for a while. The thinking is, “Because we’re home more, I always wanted a pool, and now seems like a great time to do it.” Pool builders are booked out for a long time right now. It’s been crazy. People are moving outside and upgrading those outside spaces for sure.

Are You Getting More Requests for Home Additions?

Home additions home officeWe’ve noticed an increase in request for additions lately as well. For example, I’m currently working on a project on Siesta Key where the home was built in the 60s that has a carport area that’s not being utilized and a very small kitchen. What we’re going to do is close in that area while keeping it under the existing roof and redesign the space into a larger kitchen along with a bathroom and laundry room. We’re seeing this kind of transition continuing to happen as people are transitioning to staying at home more. Many businesses seem to be keeping their employees working from home a lot longer, so making that home space more inviting and inspiring is very important, especially for an environment you’re in all day. Wanting to have that space be separate from the rest of the house is also very important to keep that separation of work and home life. The trend for a long time was to open everything up and make it a big open space, but now we’re starting to separate a lot of spaces. That adds a little more excitement, and you’re adding a little bit of intimacy where you want it.

Home Offices or Gyms… Which Do Homeowners Want More?

What we’re seeing are more home offices than gyms. Most of our clients lean toward redesigning or adding a home office rather than a gym.
