Now is the Time

This question comes up a lot, more than you’d think. Well, why not remodel now? If you’re reading this, you’ve most likely been thinking about remodeling for a while now. You just want to change up your space, maybe freshen up with paint colors or redo your kitchen or bathroom. Well, now is as good a time as any and the best time to remodel.

The earlier you start the better because then you have more time to think about it, to think about the design. If you’re someone who likes to have the time to think about how that final design is going to look, the earlier you start the better so that you don’t feel rushed on your decisions. Then you can really take the time that you feel you need to really make that renovation or project your own.

Remodel vs. Renovate: What’s the Difference?

Increase Value

One reason you may want to remodel now is for personal taste or comfort, to fix an issue like the electrical wiring, or simply to improve the efficiency and functionality of your home.

But the #1 reason to remodel your home is to increase your home’s value. The areas of your home that will increase your home’s value and provide you with the greatest return on investment (ROI) are kitchens, home offices, and outdoor spaces.

The cabinetry making up the kitchen island are the same Cabico cabinets but with a cherry chocolate finish. You’ll find pull outs, spice pull outs, double trash drawers, touch latch hardware, and custom panels here. The kitchen is dotted with brushed stain nickel hardware.

Soothing Finishes

The wine cabinet is Elmwood Custom Cabinetry in a coffee finish. The countertops throughout are a natural stone quartz called Calacatta Lavasa. It features a breathtaking warm white background with short brown veins intermingled with long diagonal veins for a modern look. The full-height backsplash is also made up of the same Calacatta Lavasa quartz.

The upper cabinets were installed with seedy glass. Lastly, we reconfigured the framework of the peninsula, taking it from a 42-inch height to countertop level at 36 inches.

Even though homeowners are going all out when it comes to color, it’s still refreshing to see white take center stage in a new kitchen. White will always remain a classic kitchen color.

What Designers Recommend

It takes a whole team of designers and builders to remodel a home. Even if your remodeling project stays confined within your own four walls, your neighbors can’t help but get involved whether by hearing demolition noise or passing your contractors in the street.

For that reason, many design professionals recommend notifying your neighbors close by in writing well in advance to the start of your remodeling project. It’s kind of like giving them a heads up before throwing a party, ​a way to avoid bad feelings and noise complaints. It’s polite to let them know of what will happen and apologize in advance.

Your Letter Should Sound Official

Keep your letter formal. From the greetings to the conclusion, make it sound official. Have all the features of a formal letter including a date and a written signature. Also include a timeline. Even though you might not know exactly how long the remodel lasts, you should have a rough idea. Yes, certain factors like weather and other unforeseen circumstances may have an impact on the duration, but still provide a timeline.

Here are some points to cover in your letter:

  • A brief description of the work being done
  • Assurances you told the contractor to keep work areas clean, to avoid work in the evenings and on weekends, and to generally minimize disruption

  • Contact information in case of any concerns
  • An approximate timeline of the work

Example Letter

With that being said, an example of a standard letter you could use looks like this:

Dear John,

I feel excited that work on my kitchen remodel begins soon, and I wanted to let you know that the work begins between September 1st and December 1st or thereabouts. I just wanted to inform you of the work and apologize in advance for any noise or disturbances that may be created near your home.

Cabex Construction takes on the remodel for me, and they know work may only be carried out between 8:30 A.M. and 5 P.M. on weekdays. You will see their trucks parked outside my home as they carry out the construction.

Jerry Schanz is the Cabex Construction Project Manager overseeing my remodel, and his contact number is 941-780-7800 should you have any questions or concerns for him. All tradespeople and subcontractors you see on site will be overseen by him. Of course, you can also contact me directly at 111-111-1111.

Taking the Right Steps

Congratulations! You can’t wait to take on the remodeling project of your dreams. Whether taking on a big project or a small one, you need to find the right contractor to get the job done. We want to help you make the right choice, so we prepared this list of five important questions to ask your contractor.

What is Your License Number?

In Florida, every contractor must be registered by the Florida Department of Business & Professional Regulation as a Residential Contractor (CRC). This check also reveals any claims or judgments against the HIC. In addition, it may also show prior business owned by the same individual.

Our answer to this question: Cabex Construction’s licensed Florida residential contractor number is CBC1263965.

Do You Provide an Estimate For the Project Cost?

Make sure your contractor provides a satisfactory answer regarding how firm their price is with a written contract and a specific, milestone-driven payment schedule. Beware contractors who bid low to win the contract but use the tactic of raising prices after the project begins. You can pay more if you choose to change or expand the scope of the project. It is unreasonable, but unfortunately happens all too frequently, to be charged for work that the contractor “forgot” to include in the proposal.

Our answer to this question: We simply do not provide estimates. We only provide exact prices for the material and labor. This way you know the cost of your project before you start. When we spec out the project and provide you a proposal, it is set. It is our duty to know exactly what the job will entail and to detail the costs for you in advance. Any changes to the project that you decide on once the project begins will be detailed for you in a change order with all price differentials. Our contract very clearly defines the scope of work, things included and not included, and the payment schedule.

Who Will Pull the Permit For My Project?

As a Florida homeowner, you can pull your own permit and act as the contractor. By doing so, you assume the liability and the responsibility to ensure all the work finishes according to state and local codes. Be very wary of a contractor that asks you to pull the permit. It is very likely an indication that his license is suspended, expired, or non-existent. Furthermore, if some of the work is not performed according to building codes, you, not the contractor, are liable for it.

Our answer to this question: We will file all permits for your project as the Residential Contractor. This includes framing, carpentry, plumbing, and electric work. We are responsible for completing all the inspections.

Do You Have References Relevant to My Project?

Past performance is the best way to learn about the contractor. Look at before and after photos of work they have done and ask to speak to homeowners who have done projects similar to yours. Check out the references and ask if the references will be willing to show the room that was remodeled.

Our answer to this question: With your permission, we take before, during, and after photos of all our projects to show our new clients. We provide the names and contact information of clients we have done work for in your area if they agree it is okay to be contacted. Most of our clients are more than happy to open their homes to show the quality of our work to one of our new clients. What is Your Address and Phone Numbers?

We’ve all heard the horror stories of a contractor who starts a job, never finishes it, and disappears with the homeowner’s deposit. To protect yourself, you must confirm your contractor’s office (or home) address; otherwise, you have no contact information if they disappear. Ideally, you want to work with someone with a “brick and mortar” business and an office where you can meet.

Cabex Consultation

At the consultation, the Cabex team will discuss multiple points of the project.

These are key questions that a design consultant needs to determine how to best approach the project. We find that some clients need direction when it comes to some of these questions. This is when we can help educate you and start the path to the design phase.

Design & Product Selection Process

Here at Cabex, we use the newest and best methods to provide a real design experience. Using 2020 and Chief Architect Design software, we produce high quality, 3D-colored renderings of the project. Elevation, floor plans, and permit drawings show all the details of your project from electrical layouts to appliance placement.

We find that the details on the front end help all parties to truly understand what takes place. We do product selections during this process by visiting our beautiful showroom as well as utilizing local vendors to find the perfect tiles, stone, fixtures, and appliances. While this may seem overwhelming, our design staff educates you on products as well as helps you make selections perfect for your space.

Explanation of Scope and Contract

We type up a detailed scope of work as to what we are doing during the construction phase. This includes detailed drawings, product placement, plumbing, and electrical maps, as well as a very clear picture of the project. Line by line, we spell these specs out to eliminate questions about what is and is not being done during your remodel. The contract acts as an extension of the detailed scope of work. We note your final cost and payment breakdown. We also sign warranty and waivers, as well as the projects selection sheets.

Cabex Construction Experience

All the information we have gathered from day one will be reviewed and put into production. Permitted projects will be started and scheduled after the permit has been issued. We have established incredible relationships with our county and city officials. This process can take weeks (4-6 on average). We will have all of your selections and products onsite here at our warehouses prior to the start of construction. A meeting will be scheduled for our team of installers, project managers, and designers prior to the start of construction to gather any last details and to set an expectation on what the client can expect. You may be asked to empty cabinets and remove pictures or wall paintings that could be damaged during construction.

The Process Continued

Once all is here and ready, we place protection on floors and furniture as needed. The process of demolition and construction can be messy. We will do everything we can as to not disrupt your daily activities. There may be gaps in your installation for things such as permit inspections and glass and stone templating. We understand that this can be unpleasant, and we limit the disruption and keep the project on schedule. We assign you a Project Manager who will answer questions and update you on day to day activities. Trust the process and Cabex Construction to complete the project in a timely manner and with a high-quality finished project. Upon completion, your new space will be cleaned and “move-in ready.”
